What kind of land may qualify as a down payment?

The short answer

The land must be acceptable to the lender and usable for the proposed home and loan. A deed by itself is not enough.

What the lender may check

Expect a review of ownership, liens, value, legal access, restrictions, utilities, flood risk, site suitability, and whether the home can legally be placed there. The lender may also require an appraisal, survey, title work, and other property documents.

Bring a usable property file

Start with the parcel number, ownership information, any current land-loan details, and an available survey or site drawing. Tell the lender about shared ownership, private-road access, or restrictions you already know about.

Ask what still needs verification before the property can be accepted. A lender’s review and a local placement approval serve different purposes; one does not automatically replace the other. Avoid paying for additional reports until you know which ones are required and who should prepare them.
