If I own land, can I buy a manufactured home with no money down?

The short answer

Maybe, but owning land does not automatically mean you can buy a manufactured home with no money down.

What decides it

A lender must verify the land value, ownership, liens, loan program, credit, income, home, and complete project cost. Land equity may help, but the lender decides how much credit it receives and whether you still need cash at closing.

Ask about cash needed beyond the down payment

Have the lender explain the recognized equity, any existing land loan, and the remaining cash needed to complete the transaction. Then ask which site expenses must be paid before or outside closing.

Keep the loan review separate from the land-use review. Owning land does not confirm that the selected home is allowed there or that delivery and installation are practical. Both questions need answers before the purchase is treated as ready to go.
