Some buyers may qualify for a loan with little or no cash down, but no retailer or website can promise that result.
The loan has to be reviewed
Eligibility depends on the loan program, credit, income, debts, land, home, total project, and available funds. Ask a qualified lender what applies to your complete file before choosing a home by payment alone.
A down payment is only one cash requirement
Ask the lender to separate the down payment from closing costs, prepaid expenses, and any project work paid outside the loan. An offer described as no down payment does not by itself explain the total cash you need.
Confirm which conditions still apply to the borrower, home, and land before making a nonrefundable commitment. Compare the full loan terms and project cost instead of choosing solely by the amount advertised as due upfront.
Check the complete cash requirement
Ask when each required payment is due, not just how much is due at closing. Site work or other services may follow a different schedule from the home loan. If someone mentions assistance, ask who provides it and what written conditions apply. Keep unconfirmed assistance out of your working budget until the provider and lender have explained how it would be used.
