Give the home a basic inspection at least once a year and after severe weather, leaks, movement, or other unusual events.
What to watch
Check the roof, siding, windows, doors, seals, skirting, drainage, visible plumbing, HVAC, steps, decks, foundation area, and signs that the home is no longer level. Follow the manufacturer’s maintenance schedule and use qualified professionals when a problem involves safety or structure.
Keep a maintenance record
Keep dated photos and notes when you notice a stain, a gap, or a door that starts sticking. Record when it appeared, whether it changes after rain, and who you contacted. Keep repair receipts with the home’s manuals so you can explain what has already been checked.
A visual check is not the same as a professional inspection. Stay in places you can reach safely. Do not climb onto the roof, open electrical equipment, or adjust supports yourself. Ask a qualified professional to investigate structural movement, electrical problems, or areas you cannot safely inspect.
