The manufacturer, retailer, installer, appliance maker, and site contractors may be responsible for different work. Review the written warranty, exclusions, service process, and reporting deadlines before closing.
Know how to request service
Before move-in, collect the warranty documents and the contact for reporting an issue. Ask how to submit photos or a written service request and whether different equipment has a separate service contact.
Describe the problem, when it appeared, and any steps already taken. Keep copies of your messages and work orders. Ask about coverage before arranging non-emergency work yourself, and do not wait until a reporting deadline to document a problem.
Separate the punch list from warranty terms
Use a punch list to identify unfinished work or concerns during the handover. Name the room, describe the issue, and record who will follow up. The list helps communication; it does not replace the written warranty or decide whether a particular repair is covered. Keep both the list and the warranty documents so you can track completion and the correct service contact.
