Usually not. An advertised home price may not include every cost needed to deliver, install, connect, and finish the home on your property.
Ask for a written breakdown
Confirm what is included for delivery, setup, foundation work, permits, utilities, septic, grading, steps, skirting, HVAC, taxes, and closing costs. Compare complete project estimates, not just home prices.
Separate the home from the work at your property
Have the estimate identify the exact home and selected options first. Then ask for the delivery, installation, and site-work scope. Mark each item as included, separately priced, or still awaiting a quote, and identify who will perform it.
A phrase such as “setup included” is not a detailed scope. Ask whether it includes the foundation, utility connections, steps, skirting, and inspections that your project requires. Keep later changes in writing so the final price can be traced back to the work you approved.
